SHP and RPL obtained Planning Permission for the office, industrial/warehouse and light industrial uses as follows:

Offices – 9 buildings – 1,500 ft2 to 14,000 ft2 net (total circa 50,000 ft2)

Industrial/Warehouse Units – 9 units – 2,000 ft2 to 16,000 ft2 (total 42,000 ft2)

Light Industrial Studio Units – 9 units – 1,000 ft to 2,000 ft2 (total 11,000 ft2)

Ascot Business Park

 

Salmon Harvester Properties Limited acquired the 6 acre Ascot Business Park site in 2007 in joint venture with Raspin Properties Limited and has since developed the 100,000 ft2 business park comprising offices, industrial/warehouse units and light industrial studios.

The property was formerly a pet food factory and SHP purchased in two weeks from agreeing terms on an unconditional basis taking full planning risk, environmental, construction, development, letting and selling risk. The site was bought for approximately £5m.

SHP and RPL obtained Planning Permission for the office, industrial/warehouse and light industrial uses as follows:

Planning Permission was obtained by negotiation with Royal Borough of Windsor & Maidenhead and the entire planning process which was a departure from policy on office use, took nine months to conclude including signature of the Section 106 Agreement. The scheme generated circa £500,000 of S106 benefits for the local community. The planning committee approved the application on a unanimous basis.

 

 

The Building Contract was awarded to Marbank Construction Limited to build the entire park in a single phase with the industrial/warehouse units completion some nine months prior to the completion of the office building. The business park is the first of its type for Ascot and the first major commercial scheme for Ascot in the last twenty years.

The scheme was designed by Darling Associates for owner occupation and six of the nine industrial units were sold off plan prior to practical completion. The final unit was sold in mid-2019.
